About home valuations
How accurate are online home value estimates?
Automated estimates are a starting point, not a valuation. They work from public records and broad patterns, and cannot see your renovated kitchen, your view, your traffic noise or the condition of the house that sold down the street. A broker valuation uses the same MLS sold data plus the things only a person standing in the property can assess.
What affects my home's value the most?
Location and lot come first and you cannot change them. After that: condition and age of roof, kitchens and bathrooms; living area and layout; and for condos and association communities, the monthly fee and the financial health of the association. Recent comparable sales within your immediate area matter more than county-wide trends.
Is the valuation free, and am I committing to anything?
It is free and there is no obligation. Plenty of people ask for a valuation a year or more before they move, or simply to understand their equity position. Kaden will give you the number and the reasoning either way.
