Selling in South Florida

How do you decide what my home should be listed for?

By pulling the comparable sales — what genuinely similar homes near you have actually closed at recently, not what they were asking. Kaden works from the MIAMI MLS sold data directly, adjusts for condition, layout and location, and walks you through the reasoning so the number is yours as much as hers.

How long will it take to sell my home?

It depends heavily on the city. Across the six markets covered here, the median time to go under contract in the last 90 days ranged from roughly two and a half weeks in Cooper City to around seven weeks in Miami — see the market report for the current figure in your area. Pricing correctly at launch is the single largest factor within your control.

What should I fix before listing?

Usually far less than sellers expect. Paint, decluttering, deep cleaning and landscaping return more per dollar than a renovation you will not recover. Kaden walks the property with you first and tells you plainly what is worth doing and what is not.

Should I sell before I buy, or buy before I sell?

Selling first gives you certainty about your budget and a stronger negotiating position, but risks a gap in housing. Buying first is smoother to live through but means carrying two properties if your sale takes longer than planned. The right answer depends on your finances and how quickly homes are moving in your specific area.

Will my home be listed on the MLS?

Yes. Listing on the MIAMI MLS is what puts your home in front of every cooperating agent and, through the IDX feed, onto the property portals buyers actually search. This site pulls from that same feed — see why listing on the MLS matters.
